Three similar homes are owned by Seller A, Seller B and Seller C.
Let’s say Seller A hires a tradition 6%/7%¹ firm and sells his/her home for $100,000.
Seller B wants to sell his/her home, too. Seller B knows that Seller A’s home sold for $100,000 so when he/she meets with the 6%/7%¹ Broker he/she says, “I know my neighbor’s home sold for $100,000. Why should I hire you and pay you $6,000 or $7,000 when I can hire Keystone Realty Group, Inc for $995?”* Great Question by the way!
Now, the 6%/7%¹ Broker has to start “selling” the benefits of hiring him/her and his/her company. Fast forward to the end of the meeting. The Broker says, “I’ll sell your house for $107,000. You will receive my excellent service and the support of my nationally recognized company.” Sounds good to Seller B so he/she hires the 6%/7%¹ Broker.
A Buyer sees that Seller B’s house is “for sale,” but, he knows the neighboring house just sold for $100,000. Seller B, the Listing Agent, the Buyer Agent and the Buyer all agree on…… $106,000 with Seller B paying $3,000 of the Buyer’s closing costs. Seller B gets a little more for his/her house and the Buyer gets money towards his closing costs. Everyone is happy. Done! Sold! Settled! Call me and I will explain how they pull this off. But for the sake of this example just trust me, it is possible.
Seller C hires Keystone Realty Group, Inc. We sell his/her home for $106,000 and he/she pays my company $995* commission. There really is a lot more work involved on my part, but I won’t bore you with that right now.
OK, let’s see how all the Sellers made out…
Seller A’s home SOLD for $100,000 – $7,000 (7%¹ commission) = $93,000 net to Seller A
Seller B’s home SOLD for $106,000 – $7,420 (7%¹ commission) – $3,000 closing cost to the buyer = $95,580 net to Seller B
Seller C’s home SOLD for $106,000 – $995* commission = $105,005 net to Seller C
Seller C who hired Keystone Realty Group, Inc netted $12,005 more for his/her home than Seller A for the sale of a similar home.
Please note: When I tabulate my client’s savings, I only add up the difference between my commission and a 7%¹ commission. The added savings you saw in the above scenario is in addition to my amazing Seller Sellect 995 program.
So there you have it, my clients not only save thousands by hiring me and benefitting by my Seller Sellect 995 program, but they also benefit from the hard work of the 6%/7%¹ real estate firms. The only difference is my clients keep the savings; the other customers pay their profit to the real estate companies!
