Did you know, a real estate salesperson is NOT a Broker; however most Brokers were salespeople at some time in their career. In order for a salesperson to become a Broker they MUST have a high school diploma, complete approved Broker educational courses(240hours), pass additional testing (Federal & State), meet experience requirements ( Minimum 3 years) and provide a detailed resume of their real estate performance. Did you know, SELLERS may be paying more for less? Lets say you hire a salesperson associated with a nationally advertised traditional firm charging 6%¹ or 7%¹ commission to sell your home. If that salesperson only has limited knowledge/experience; you just paid more for less. Did you know, a mortgage company may loan the Buyer up to 100% of your home’s appraised value? So, why would you pay 6%¹ or 7%¹ of your home’s value to a real estate company when I can handle the entire transaction for $995*? Did you know, a mortgage company will not loan a Buyer any more than 100% of your home’s value? Since most Buyers need a mortgage in order to purchase your home, your home needs to appraise for 100% of the contract price. If any salesperson tells you they sell homes for more than the appraised value, please ask for written documented proof. If a salesperson charging you 6%¹ or 7%¹ of the sales price can only sell your home for the same 100% appraised price as I can, a Licenced Broker who is charging $995*, why would you hire that 6%¹ or 7%¹ salesperson? Note: There are rare occasions that homes do sell for more than the appraised price. However, in those circumstances the buyer will have to pay the difference between the appraised price and the sale price. The reason those situations are so rare is because buyers typically do not want to pay more than what a home appraises for. Would you pay more than what a certified appraiser says a home is worth?
Did you know, the paperwork necessary to complete a listing and sale of a $500,000 home is the same as what is required to sell a $100,000 home? Why do some real estate firms charge the same percentage of sales price to sell both homes? If, for example, a 6% commission is charged, one Seller will pay $30,000 in commission and another Seller will pay $6,000. Help me out. What was done to justify $24,000 more commission? Oh, just a reminder, I charge $995* to sell your home whether the sale price is $100,000 or $500,000!
Did you know, some clients actually think they are hiring a huge national firm to sell their home when they call a real estate company recognized from TV, billboards and advertising? In reality most of those real estate companies are locally owned and operated just like my firm, Keystone Realty Group, Inc. Local licensed brokers similar to myself contact the national companies and purchase a local franchise. They pay a fee which allows them to market themselves under the nationally recognized name/logo. If those brokers feel they need that “name” in order to conduct business, that is their choice. Unfortunately, that franchise fee is paid by you the consumer as part of the commission you pay to sell your home. Personally, I would rather give those huge franchise fees back to my clients instead of sending the money to some corporate office.
